Our services can be broken down into three phases “ a la carte “
Phase I: identifying your needs and searching for the right property for you.
Phase II: Listing and overseeing any renovation work that is required and install your property
Phase III: providing concierge services for secondary house or preparing the property for the rental market.
Phase I, we work with you to determine your requirements. We will first review your acquisition objectives and then develop a roadmap to achieve them. This includes a provisional agenda and guideline, and of course a budget. We compare properties for sale on the market and off market, visit prospective properties for you. Feedback is provided within ten minutes following each visit to maximize your chances of success.
Phase II is dedicated to listing, overseeing any work to be done on the property and handling interior design through moods boards and shopping list, furnishings selection and installation. This starts with drawings and a floor plan drawn up in accordance with your wishes, to determine the scope of work. We then go out and get quotes from reliable and road-tested contractors and begin negotiating quotations for the required property and renovation work. We oversee the work on your behalf in accordance with your instructions and report back to you at all stages of the process. We draw up a list of interior design fittings and furnishings that need to be purchased. We provide a 3-D staging rendition with all the furniture and interior design fittings in place if needed. We manage the purchase and deliveries of all items you have selected.
Phase III involves managing the property once it is ready. For rental properties, we make sure it is ready to be put on the market. For properties used by the owner, we provide both standard and luxury concierge services that may be especially valuable for secondary property homeowners. For example, the owner of a Parisian pied-a-terre may want to join the Excellence Club and enjoy a monthly package of services. This includes year-round key custody, a monthly property inspection, monthly mail collection, scanning and sending relevant items of mail via email. Our property management services such as housekeeping, maintenance, contract management for utilities and other service providers, attendance at condo or homeowners’ association meeting are also available. There are optional VIP and luxury services, available upon request.
The fees for property hunting services are calculated as a percentage of the purchase price of the property, all taxes included. Our fees are payable upon closing at the notary. No costs are advanced as part of a property hunt.
Rental properties: a package of services for a set fee
The service package for investors in rental properties is offered on a flat fee basis. This includes a review of client requirements, searching for appropriate properties on the market, providing 2-D plan showing ways to optimize the use of space, overseeing any work to be done on the property, providing a shopping list of options and a color & style chart for furnishings and fittings and placing the property on the rental market through a partner firm. Our services therefore extend from the search for the property intended to be rented to its installation. We do not manage rentals and can therefore advise you of a specialist rental manager.
Our flat rate for research and installation is based on the number of rooms.
Pied-a-terre, second home or primary residence: a quote for services tailored to your needs Unlike rental properties where a package offer has proven very efficient to meet client needs, for second homes and pieds-a-terre we offer the flexibility of a la carte service to best accommodate the specific requirements of our clients. The cost is variable and will be a function of which services are required; therefore, we issue a quote based on the client’s specific wishes.

Whether you are investing in a second or main home for yourself, a property for rental income, commercial or office space, or a show room, we will deliver a property ready to be moved into or to begin generating revenue. We can also help to find a suitable lending partner and a notary to handle all of the steps involved in the acquisition process in France, from contract signing to the final closing.
All the following services are covered for an optimal service:
- A review of your requirements, hunting for properties,
- 2 and 3-D drawings and a staging of options for interior design and furnishings,
- Work oversight, renovation using materials and furnishings of medium to top quality,
- Producing shopping lists of fittings and managing the purchase delivery and installation of furnishings
The design work and drawings are original and specific to your project. For some properties a high-end and personalized renovation may be more appropriate to achieve a potentially greater gain at resale. Likewise, it may be worth investing in a higher-grade renovation for some rental properties. We can advise you according to the established criteria.
The signing of an exclusive 3-month mandate is the starting point towards the realization of your project.
