It allows us to get to know you and to understand how to best meet your requirements, based on your property and personal situation. For you, it is a first conversation with the person who will be your constant point of contact at Open Up. We know that websites provide a lot of information but we firmly believe that personal contact and taking the time to talk things through with prospective clients is the best way for you to understand what we have to offer and what you can expect if you decide to work with us. Our approach is based on a relationship of trust that begins from that very first contact. Because our clients' needs vary a great deal – and this depends on the type of property involved, the use that is made of it, their country of residence and the level of service being sought - we want to help you to make the right decision about the level of service that you need and any extras that you might want to add.

A personalized quote based on your needs of property management or personal assistant


Open Up will then send a quote based on your needs. Our services are provided either in the form of a pack or on-demand. The standard pack for individuals is a monthly subscription package that comes with membership in our Excellence Club. We also offer a B2B solution with our Corporate Pack.


The Excellence club pack includes mail pick-up, scanning and sending once a month and a monthly inspection of the property that entails visiting, airing and a visual check, and of course year-round access, Monday to Friday from 9 am to 6 pm. The monthly inspection is intended to check that the property is in good overall condition, and does not give rise to a report, unless something requires attention.


Housekeeping services can be added upon request, depending on your personal needs or the needs of your guests.


While this pack offers peace of mind for an absentee owner, members of the Excellence Club also have access to other special concierge services at a preferential rate (see below). Such add-on services are featured on our website and are priced in the quote submitted – we bill by the hour, inclusive of all taxes. All our private concierge services can be added to the core contract at any time, upon request.


Clients may also avail themselves of on-demand services for a specific need, as detailed on our website. These are then billed as individual services, not part of a pack.

Order our service from abroad: Quote acceptance and confirmation

For the contract to go into effect, the quote and attached documents must be accepted, duly signed and sent by return email, within fifteen days following the issuance of the quote. Open Up will confirm receipt of your acceptance within forty-eight hours. Upon confirmation payment is due and we can begin taking care of your property.

Key transmittal from abroad

We arrange to retrieve the keys. If they are being held by a person or company in France, we can retrieve them directly. Otherwise they can be sent via certified mail (in France this is known as 'Courrier recommandé avec accusé réception', or 'Courrier A/R' for short).

Service period begins and taking care of your property

Your property is now in our care. You can rest assured that it will be monitored and that you will get regular feedback and be informed in a timely fashion of any event or development that requires your attention.

Property Management Concierge Services at your disposal :


Moving and staging: we can help new owners to set up residence, assisting with moving and the receipt of furniture and belongings and purchases.


Welcoming: we can meet and greet family and guests, including arranging for airport pick-up by private driver. We can arrange for private transportation throughout your stay, or for your guests. You could also forward before their arrival the special guest page to your hosts who want to order directly special concierge services to us.


Housecleaning: we will organize appropriate housecleaning services based on your needs. This can be one-off or on a regular basis and may include providing linen for your guests. In the current circumstances, we arrange for a thorough cleaning and decontamination of the property after each departure, in accordance with health authority guidelines on Covid.


Utilities and maintenance: we can handle small repairs, emergency electrician, plumber or locksmith visits, Internet, TV and general IT assistance and in general relations with service providers.


Interior Design and Renovation: We can help with all of your interior design needs - sourcing furnishings and materials at preferential rates, in accordance with your budget and taste. We oversee the conduct of renovation projects in accordance with your specifications.


Condo/Owner association meetings: we attend on your behalf and send you a summary of the proceedings in French and English.
